OUR MARKETING PROGRAMME
From the moment we are asked to list a property for sale by Private Treaty, Auction or Tender, our marketing commences. This includes: -
Listing:
Conducting a thorough inspection of the property and noting relevant information
on our internal listing sheet for distribution to other staff members. Complying
with State Law regulations and completing a Listing Authority, signed by you,
noting our commission rates, the term of the agreement, etc. This verifies our
engagement to act on your behalf. You receive a copy of this agreement. We contact
your solicitor notifying them of our engagement, and request a contract, another
State Law requirement before promotion can commence.
Photography:
Taking photos for use in our window displays, adverts, brochures or flyers and
arranging the drafting of floor plans where required. We take a lot of photos
and if the weather isn't quite right we return to capture your property at its
best. A professional Photographer can also be commisioned to take extensive
photos and also if required provide virtual tours of the property. These are
available to the owner on disk for use in further marketing or passed on to
other listing agents. Any images the owner thinks are not suitable in the marketing
will be removed imediately.
Advertising:
Writing advertising copy, editorial and advertorial copy, booking advertising
space with the media. Discussing your adverts’ content and inviting your
input. We take great care in our print advertising being carefull to use all
available space, there will be no empty lines where more information about your
property could be displayed.
Newspaper Advertising:
With consultation we will place advertisements/editorials in local newspapers
of your property. We dont charge for any advertising. (Special
campaigns can be run if required costings for these are available)
Internet:
We will place your property on our website www.redroserealty.com, as well the
most visited real estate sites- www.realestate.com.au, www.domain.com.au and
www.homehound.com. Together these provide massive coverage to potential purchasers
of your property. We track the hits on these websites and periodically will
report this to you. Upgrades to properties on Realestate.com called "Feature
Property" will also be offered to your listing on occasion at No
Charge (Ususal fee $75) This runs for 30 days ensuring high page rankings
for your property ie. displayed in first few pages of search results.
Signboards:
The most eye-catching signboards in the business, your 24-hour “silent
salesman”, will be erected and maintained. For Open Houses our highly
visible signs will guide perspective purchacers directly to your property. Writing
copy for individualized signboards can be arranged with sign writers and delivered.
Window Display:
Ordering enlarged photographs, writing copy and printing window display cards.
Our window display is unique and attracts exceptional interest and enquiries.
Inspections and Enquiries:
Seeking out potential buyers and responding to the enquiries from the advertising.
Conducting interviews with prospective buyers to confirm their purchasing capabilities,
arranging appointments to inspect. Conducting drive-by and on-site inspections.
Arranging and conducting “Open House” inspections where suitable,
plus second and sometimes third time inspections with potential buyers.
Feedback and Reporting:
Regular written reports, phone feedback, daily where appropriate and personal
meetings to let you know exactly what is happening with your property sale,
what the buyers are saying, their interest and opinions etc. Keeping you informed
of what’s going on is often the most important thing we do.
Monitoring:
The results of advertising and promotion, notifying you of our recommendations
and modifying the programme where appropriate.
Follow up:
Continuous follow up of potential buyers, providing them with as much assistance
and information as they need facilitate their purchase, and your sale.
Offers and Negotiations:
Conveying all offers to you, submitting your counter offers, and assisting with
recommendations to negotiate the highest price possible for you. Our sales team
is skilled negotiators who receive regular training and education in this vital
aspect of our business.
Taking Deposits:
As the stakeholder, we hold all purchase deposits in a State Law regulated Bank
Trust Account. The deposit is accounted for and dispersed at settlement under
strict accounting procedures.
Liaising with Solicitors and Others:
When a sale is negotiated at a price and terms acceptable to you, we advise
your solicitors who prepare the sale contract. We continue to liaise with them
together with banks and other financial institutions, councils, surveyors, building
and pest inspectors right through until settlement, to assist in the smooth
conveyance of your property. We don’t forget you as soon as a sale is
negotiated.
